• Analysis Data: Proforma settings, overrides, and AI-generated analysis results
• Usage Data: Login timestamps, feature usage patterns

• To provide and improve the Service
• To generate investment analysis and estimates
• To communicate about your account (verification, password resets)
• To prevent abuse and maintain security

4. Data Sharing

We do not sell your personal data. We may share data with:

• AI Providers: Property details are sent to AI APIs (e.g., Anthropic) for analysis. These providers have their own privacy policies.
• Listing Sources: Property URLs reference third-party listing sites (Zillow, Redfin, Realtor.com). We are not affiliated with any listing platform.

5. Shared Analysis Cache

To reduce costs and improve performance, we cache AI analysis results keyed by property URL. If another user analyzes the same property, they may receive the cached result. This cache does not include any user-specific settings or personal information.

6. Data Storage & Security

Data is stored on our servers with appropriate security measures. Passwords are hashed using bcrypt. We use encryption in transit (TLS) for all connections.

7. Data Retention

We retain your data for as long as your account is active. You can delete all your data at any time by closing your account in Settings.

8. Your Rights

You have the right to:

• Delete your account and all associated data

9. Cookies

We use session cookies to maintain your login state. No tracking cookies are used.
